The German Growth Opportunities Act makes new builds more attractive to investors: with declining-balance depreciation of up to 5% a year, the tax burden falls noticeably in the first years. The calculator shows rental income, tax effect and costs over the first five years — and what remains on average at the bottom line.
For this location we assume a net rent of €16–18 per m², depending on position in the building, size and fittings. Smaller apartments tend to achieve the higher rate per m². The calculation assumes long-term letting, not holiday letting.
